The original plan was for a mixed use development
A major development site in Tullamore has come on the market. O'Neill Place just off High Street which is currently used as a car park is for sale.
The 0.75 acre site already has planning permission for six three storey, three bedroom townhouses with car parking and bike racks. The granted houses are for living room/kitchen/ dining, store room, guest W.C on the ground floor, First Floor two bedrooms and a bathroom. Second Floor one bedroom and a bathroom
O'Neill Place is identified by Offaly County Council as a key opportunity site. It states, ''these sites were chosen because of their prominence and underutilisation. In addition to promoting local economic growth, it is considered that their redevelopment would contribute greatly to the renewal, enhancement and regeneration of the town.''
There are nine such sites identified in Tullamore, including the harbour.

In 2022, Offaly County Council granted permission for a large mixed use development at O'Neill Place. The late businessman James O'Connor was the man behind the venture, sadly Mr O'Connor passed away before his ambitious plans came to fruition.
At the time of the application, Mr O'Connor noted that ''the site is presently zoned as town centre/mixed use with the main objective set out in the County Development Plan for this zone to ''protect and strengthen the vitality and viability of town/village centres''.
''As it stands it does not achieve this.'' The design statement went on to describe how the development would ''bring new life to the car park and increase commercial activity in the town.

''We believe this development will be a positive contribution to the urban core of the town centre and help achieve the policies for key towns.''
The site is described on Daft.ie as a ''ready to go development site. The site benefits from easy proximity to the town centre, Tullamore Railway Station and all local amenities are close at hand including Harriers Running Club, Tullamore Rugby Club town centre & schools.''
